It might seem strange advertising my apartment in Chiang Mai for sale on the farm web-site but as we receive so many views it was only logical to give the details here rather than construct a whole new web-site to advertise the sale! My parents bought me an apartment in town as a ‘new-build’ 6 years ago to use whenever I came into town but to be honest I never used it as I always prefer to spend my days on the farm. So I rented the apartment to generate more income to maintain and support Thung Dong Farm and all the animals. However the time has come to seriously think about, albeit reluctantly, selling my apartment.

Location The Shine Apartment is situated very centrally but in a quieter area of town and has excellent amenities and facilities. Shopping, entertainment and numerous dining options are in close proximity as well as The Old City and Chiang Mai's renowned Night Bazaar.

It has open-plan contemporary lounge / dining areas. and there is a west facing balcony with mountain and city views. There are 2 air conditioners and all furniture, fittings and full length double curtains are included in the sale. The total area (excluding the balcony) of 53.23 square meters, 58.14 square meters in total. The Shine Condominium has a swimming pool, fitnes center, Jacuzzi, Men and Ladies changing rooms with all bathroom facilities and each has its’ own sauna. There is a very pleasant roof garden, a laundry room (although the apartment does have its' own washer almost dryer machine), library, ample undercover parking and reception area. The whole outside of the building was fully painted / redecorated very recently.
Selling Price. There is a government valuation assesment and I would be happy to marginally negociate a sale as follows if the buyer were to be introduced via this Thung Dong Farm web-site : If, as is general practise, the buyer and seller shares equally the Transfer Fee; Tax; and Revenue Stamp costs the selling price could be reduced to4,350,000 THB.
Please note The apartment is currently rented at a monthly income of 19,250 THB (which includes a 12% discount to a friend who is the current tenant). The current lease will expire on the 31st August 2024. The purchase of this apartment, therefore, provides an excellant investment opportunity at the current time and can provide a return on investment from the first day of ownership.
It is also essential to advise you that the current non-Thai ownership of The Shine Condominium is 24% therefore allowing purchase of the apartment by Thai or Non-Thai investors. The fact that Thai National inverstors constitute 76% of the ownership adds to The Shine Condominium's credibility and integrity.
